La Maison Luciole

Pricing

A quote, not a price per square metre.

Two homes of the same size do not require the same amount of work. We would rather say so than display a headline price that would not hold.

What determines the price

Six factors, assessed during the visit

The volume to handle

The number of rooms and how full they are matter more than floor area. A full cellar and attic weigh more than a thirty-square-metre living room.

The share of items to document

Jewellery, artworks and collections each get their own photographed record. A home with many of them takes longer to inventory than one with everyday items.

Access

An upper floor with no lift, a narrow street, restricted parking, bulky items not allowed in skips: these constraints translate into hours of handling.

The number of heirs

Five joint heirs require more coordination than a single heir: gathering decisions, reminders, written confirmations.

The options chosen

Caretaking of the home, sending keepsakes to relatives, putting you in touch with agencies for a valuation, the usual administrative formalities. Each is taken out separately.

The desired timeframe

A signed sale agreement or a lease to hand back sets a date, which is planned for and shown in the quote. Tell us up front: it shapes the whole schedule.

Included in every mission

What the quote always covers

The photographed inventory

Every item or lot recorded, described, located room by room, photographed and dated.

The decision space

Personal access for each heir, item by item, usable from a phone.

Carrying out your choices

Items handed over, consignment to a licensed auction house, donations, clearance, recycling, cleaning.

The report for the notary

A structured document and the list of items, with proof of sale attached.

Payment

Three instalments, no money through the platform

A 40 / 40 / 20 schedule

Fees are paid in three instalments, spread over the progress of the mission. The details are set out in the quote and the contract, before any work begins.

Sale proceeds are never offset

Proceeds from sales belong to the estate. They are not deducted from our fees and are not collected by us: they are paid out by the notary’s office, outside our tools.

Nothing starts without written agreement

The visit and the quote are free. Until the contract is signed and the keys handed over jointly, no work takes place and nothing is owed.

How much for your home?

Describe the situation in a few lines: where the home is, its approximate volume, and the date by which it must be vacated. We will get back to you within two working days.
