La Maison Luciole

Estates · contents and property

Clear and inventory an estate’s home, without having to be there.

Our team visits the home and photographs every item. You decide from wherever you are, item by item, in a secure online space. We carry out the sale, the donations and the clearance. Your notary receives a structured report.

A deadline set, then kept
The end date is written into the quote. The schedule is tracked milestone by milestone.
You decide remotely
Each item is shown to you with its photograph. You answer whenever you can.
One single point of contact
A project manager follows your file from the first call to the delivery of the report.

What we take care of

Everything inside the home, and nothing more.

Furniture, belongings, papers to hand over to the notary, the usual formalities. You stay in control of every decision.

The photographed inventory

Every item or lot is photographed, described and located room by room. Jewellery, artworks and valuable pieces each get their own record.

Your decisions, item by item

Keep, sell, donate or recycle. You answer online, at your own pace, or by phone if you prefer: we then enter your choices for you, and you receive written confirmation.

Carrying it out

Consignment to a licensed auction house, donations to charities, clearance and recycling, cleaning. We coordinate the contractors and track every item that leaves.

Valuables found on site

Cash, jewellery, identity papers, keys, the contents of a safe: logged separately, with reinforced traceability and a documented handover.

Keepsakes

The items you wish to send to a relative are shipped to the address you give us, with proof of dispatch. Discreetly, with the care the moment calls for.

The report for the notary

A structured document and the list of items, with the channel, date, net price and receipt for every sale. Delivered once you have approved it.

In five steps

How a mission works

1

Scoping

A conversation, a visit to the home, a quote with a firm end date. Nothing starts without your written agreement.

2

The inventory

Our team goes on site and records the entire home, with photographs. There is nothing for you to do during this phase.

3

Your decisions

You receive personal access. Each item is shown to you on its own, with its photograph and indicative value. You choose, you pause, you pick up again later.

4

Carrying it out

Items kept, sales, donations and clearance are organised according to your choices. You follow progress item by item, without having to chase anyone.

5

The report

We draw up the mission report. You approve it, then it is delivered to the notary’s office. Proceeds from sales are paid out by the notary.

The process in detail

Our limits, stated up front

What Maison Luciole does not do

An estate involves regulated professions. Here is where our role ends, and who handles the rest.

We do not sell the items

Public auctions are the preserve of a licensed auction house, the only party entitled to conduct the sale. We prepare and pass on the mandate. No buying to resell, no consignment selling: the items remain the property of the estate.

We do not produce official valuations

The values we give are for information only, and their source is always stated. A legally binding value is the responsibility of the auctioneer, the judicial officer or the notary.

We do not calculate the division

Settling and dividing the estate is the notary’s job. We provide them with structured working material, nothing more.

No payment passes through to the notary

No money is routed to the notary’s office through us, in either direction. Proceeds are paid out by the notary, outside our platform.

Choose the path that fits you

You are an heir

Decide without having to travel back

A home to clear when you live at the other end of the country, or abroad, becomes a disproportionate burden. We take it on; you keep the decisions.

What you need to do

You are a notary

A provider that hands you back a usable file

One point of contact, a deadline kept, and at the end of the mission a structured report with proof of every sale. With no money flowing between your office and us.

Frequently asked questions

What people ask us most often

Do I need to be there in person?

No. The inventory is photographed room by room, and you decide item by item from home, at your own pace. In fact that is the most common case: heirs often live far from the property, sometimes abroad.

If you prefer the phone, your project manager takes down your decisions and enters them for you. You then receive written confirmation of each choice.

How long does a mission take?

The timeframe is set out in the quote and kept. It depends on the size of the home and the volume to handle, and runs from the handing over of the keys to the payout of proceeds by the notary.

Does Maison Luciole sell the items?

No. Public auctions are the preserve of a licensed auction house, the only party entitled to conduct the sale. We prepare the mandate and pass it on. We neither buy to resell nor sell on consignment: the items remain the property of the estate until they reach their final destination.

What does the notary receive at the end?

A structured report and the list of items, with the channel, date, net price and corresponding receipt for each sale. The list can be filtered by destination: items sold, donations, items kept by each heir.

These documents are for information only and are not legally binding. They replace neither the auctioneer’s valuation nor the notarial inventory.

How are the values determined?

They are indicative assessments, and the source of each one is stated on the item record: internal assessment, expert appraisal, or market observation. A legally binding value is the responsibility of the auctioneer, the judicial officer or the notary.

What if the heirs don’t agree?

Each heir gives their view item by item. The tool shows agreement and disagreement alike, and never decides for you: the decision belongs to the family. Your project manager supports you until a common position emerges.

What happens to papers and personal documents?

Nothing is digitised without your written instruction, recorded and attached to the document. The principle is transit, not archiving: when the mission closes, the data is returned or deleted within the agreed period.

Where is the data hosted?

In the European Union, backups included. Exchanges and files are encrypted, every access is individual and logged, and each contributor only sees the file they are authorised for.
