La Maison Luciole

How it works

From the handing over of the keys to the final report.

A mission always follows the same five steps. At any moment you know where the file stands, what has been done and what is expected of you.

The five steps of a mission

1

Scoping

We first talk about your situation: where the home is, how much it contains, how far the estate has progressed, your constraints. A visit then allows us to draw up a precise quote, with a firm end date.

What you do: you review the quote and sign the contract. Nothing starts before your written agreement and the handing over of the keys, recorded jointly.

2

The inventory

Our team goes on site and records the entire home, room by room, outbuildings included. Every item or lot is photographed, described, located and assigned to a category.

Jewellery, artworks, silverware and any valuable piece each get their own record. Everyday furniture can be grouped into lots. Anything found on site that calls for a hand-to-hand handover is logged separately: cash, identity papers, keys, the contents of a safe.

What you do: nothing. This phase requires no action on your part.

3

The decisions

You receive personal access to the mission’s online space. Each item is shown to you on its own, with its photograph, the room it comes from, its condition and its indicative value. You choose: keep, sell, donate or recycle.

You can stop and come back later: every answer is saved as you go. When the estate is jointly owned, each heir gives their view separately; agreement and disagreement are both recorded, and nothing is decided for you.

If you prefer the phone: your project manager takes down your decisions and enters them for you. Each choice is then confirmed to you in writing.

4

Carrying it out

Your decisions are put into effect. The items you keep are handed over or shipped to you. Those intended for sale are entrusted to a licensed auction house, the only party entitled to conduct the sale. Donations go to charities, with a certificate. The rest is cleared and recycled.

You follow progress item by item, without having to chase anyone. Every sale is recorded with its channel, date, net price and receipt.

5

The report

We draw up the mission report and the list of items from everything that was recorded, without re-entering anything. The list can be filtered by destination: items sold for the notary, donations for the certificates, items kept by each heir.

What you do: the lead heir reviews and approves the report. It is only delivered to the notary’s office after this approval. Proceeds from sales are then paid out by the notary, without any involvement on our part.

Options

What can be added, if you wish

These services are optional and invoiced separately. They only appear on the quote if you ask for them.

Caretaking of the empty property

Holding the keys, opening up for viewings and inspections, meter readings, changing the locks, making the heating safe, regular visits. Every intervention and every access is logged.

Memories and keepsakes

The items you wish to send to a relative, whether an heir or not, are shipped to the address you give, with proof of delivery.

Administrative formalities

Handling the usual cancellations and notifications with some thirty organisations, and filing the key documents to hand over to the notary.

Property guidance

If you wish to sell the home, we invite two or three estate agencies to compete, gather their valuations and give you a neutral comparison table. You sign your mandate directly with the agency you choose: we receive no payment from it.
